ROTONDA MEADOWS/VILLAS CONSERVATION ASSOCIATION
BOARD OF DIRECTORS’ MEETING
WEDNESDAY, SEPTEMBER 19, 2018
The duly noticed Board of Directors’ meeting of the Rotonda Meadows/Villas Conservation Association was held on Wednesday, September 19, 2018. The meeting was called to order at 12:40 p.m. by Chairman and President Noel Andress. Directors present were Noel Andress, Peter Traverso and John Brandenberger. Also present were Association Managers Tim Freeman and Brenda Wright, Assistant Lisa Labarre and one member.
A quorum of the Board was present so the meeting could proceed.
On MOTION by John Brandenberger, seconded by Peter Traverso, the Board voted unanimously to approve the Minutes of the July 18, 2018 Board meeting as presented.
Financial reports were reviewed. The checkbook, bank statements and reports reconcile and expenses are where they should be for this time of year. MOTION was made by Pete Traverso, seconded by John Brandenberger, and unanimously carried to approve the Proposed 2019 budget to be included in the Annual Meeting Packet. MOTION was made by Pete Traverso, seconded by John Brandenberger, and unanimously approved to add Tim Freeman as a bank signer, retain Peter Traverso and John Brandenberger as signers, and remove Kendall Leach as a signer on the Centennial Bank money market account. A MOTION was made by John Brandenberger, seconded by Pete Traverso, and unanimously approved to have the management company name on the Centennial Bank money market account changed from Professional Property Services to Grande Property Services.
On MOTION made by Pete Traverso, seconded by John Brandenberger, it was voted unanimously to waive interest and late fees for an owner per their hardship request on accounts 807630 and 903086, with a time limit contingency of their balance due being paid in full within 30 days.
Deed Restrictions: Vehicle parked on right of way.
RMC: A new construction at 37 Blue Hen Drive was painted a vastly different color than was approved, had unapproved scoring added to the front elevation, and builder/owners have not submitted a landscape plan. MOTION was made by Pete Traverso, seconded by John Brandenberger, and unanimously carried for Management to send a letter to the property owners informing them that their builder has put them in violation of the Association Deed Restrictions by painting an unapproved color, adding unapproved scoring to the front elevation, and for not submitting a landscape plan.
FPL Project: Attorneys Bill Sundstrom and Bill Garner joined the meeting via conference call to discuss ways to move forward to get power to the subdivision. The Attorneys will research the most time and cost effective options and get back to the Board within the next few weeks.
Newsletter: MOTION made by Pete Traverso, seconded by John Brandenberger, and unanimously carried to approve the Association Newsletter as presented, with the addition of a notice reminding members that there is a bulletin board outside of the Management Office where Association postings can be viewed.
Member Comments: Member Peter Ide commented on real estate signs in the community, and reported that on most Sunday afternoons, there are many non-members congregating on and around the lake, causing a lot of disturbance. Management will look into getting law enforcement to patrol the area more often during those times.
Payables: Payables were reviewed and checks signed.
Next Meeting: The next meeting is scheduled for Wednesday, October 17, 2018 at noon.
There being no further business to come before the Board, the meeting adjourned at 1:45 p.m.
